Owning and visiting property in British Columbia (BC)

 QUESTION:
 What property taxes are involved in purchasing and owning property in the
Gulf Islands. We hope to get a piece of land and let it sit for a few years,
it will cost around $22000 to $25000 Cn. 
We also want to erect a structure on the property and want to know how we can live there. Can we get a 6 month visa, leave the country and re enter within a short period of time and continue living there?

You will pay a 1% property purchase tax to the BC government plus legal and land registry costs.  We are a Torrens Land Registry system which guarantees you the title so we do NOT have the expensive escrow and title insurance fees you are used to in the US.  In addition, if the lot is part of a new subdivision (last 13 years), there will be a 7% GST tax on it.
You will need a lawyer to handle the transaction.  David Stoller at (604) 922-4702 handles a lot of US purchasers for us.
As far as living on the property is concerned, an American can visit in Canda for up to six months at a time.  To be a true visitor, you should have a home available (at a moment's notice)  to you in the USA.  You also must be admnissable to Canada.  We have turned down a deputy FBI head because of a DUI conviction for instance.  Recent enforcement has meant that political activists are also having a problem crosing the border.
As a visitor, you are not covered by our medical system and can not work at anything in Canada.  (writing a book for publication in the USA would likely be okay).
