My question is: Canadian-specific
QUESTION: PLEASE TELL ME WHAT % DOWN DO I HAVE TO FIND WHEN BUYING PROPERTY IN VANCOUVER/WHISTLER  AS I HAVE BEEN TOLD DIFFERENT THINGS. IT WOULD BE RESIDENTIAL IN VANCOUVER. CONDO IF IN WHISTLER. I REALLY WANTED TO PUT DOWN ONLY 30% . I AM FROM UK BUT LIVED IN BC 94-96 AND HAVE HELD A S.I.CARD SINCE THEN.

There is no set percentage for a down payment.  Every property could be different and every financial institution could be different.  However, unless you have a bad credit history, I would be amazed if you could not mortgage just about anything you wanted with 30% down.
What you need is a realtor experienced in dealing with international buyers.

And, you need a mortgage broker who is used to dealing with international people.  Joan Marsh at (604) 535-9981 is such a person although she still does not deal with email.
Joan does have a fax though and you can send her your details at (604) 535-7667  -- I just phoned Joan and she suggested that 25% should be the most that you would have to put down.
I just recognized that 4 people in my office have used Joan for their mortgages in the last year.
