US Citizens planning to immigrate to Comox Valley or

Dear Mr. Ingram,
This summer, my husband and I traveled through Canada and unexpectedly 
fell in love with British Columbia and specifically, the Comox Valley of 
Vancouver Island. In our 50s, we are now in the process of filling out 
our forms to apply for immigration as skilled workers. As primary 
applicant, my score is 69 (and will fall to 67 if date of application 
falls after my 51st birthday in March). It seems like it could take 1 
1/2 -2 years before PR status is granted.
We are also planning a short return trip to experience the area this 
winter. . I am wondering if you have any suggestions as to what we 
should explore while back in the Comox Valley area. Is it premature to 
look at houses? To meet with realtors? To meet with you in Vancouver? We 
don't have the income to buy a home there until we sell our primary 
residence in Philadelphia.  We are thinking we may also visit the 
Sunshine coast (didn't go there over the summer) just to see if we want 
to expand our options for where to live.

You want to leave the Liberty Bell and Constitution Square and Ben Franklin's Grave and the Philadelphia Mint and the Black History Museum and Valley Forge and the Suffragette Bell and and the Amish at Lancaster or Intercourse and 11601 Roosevelt Boulevard (home of the international IRS office) and  move to the Comox Valley where you can see mine shaft six in Courtenay or the old coke ovens or feast on Fanny Bay Oysters or go fishing for salmon or take a ferry to Lasquetti Island or buy car Parts and lawn chairs at Canadian Tire?
Well, okay.  It is a great place.  The Sunshine Coast is equally a fine place to live and two of our staff members either make their home their or are intending to make their home on the coast.
Let me assure you that it is never premature to consult with me about this kind of move because a few dollars spent with me can clear up thousands of dollars of hassles in the future with regard to real estate purchase (I am a licenced realtor (over 30 years in Real Estate) but do not work actively at it) the taxation between the two countries and things like medical differences, permanent residence status and other little things.  
I am also a professional "tourist from hell".  
If you like Comox, you should check out Powell River which is just across the water from comox and on the North end of the Sunshine Coast.  You can drive and ferry from Vancouver to Powell River and take the ferry directly from Powell River to Comox.   Just as nice but more isolated and a lot cheaper right now is Port Alberni on the west coast of Vancouver Island and just as nice but slightly more expensive would be Sooke at the south end of the island. 
 If you do decide to consult wiht me, bring a couple of year's tax returns with you and a close estimate of what your income should be when you get to Canada.  I will provide a pro-forma tax retrurn for you so that you will KNOW what the taxes will be like.
After coming here, you will maintain a close relationship with Philadelphia because you have to continue to file a US tax return every year and we will be sending it back to 11601 Roosevelt Boulevard in Philadelphia.
