Hi David:
We are a couple living and working in the San Francisco Bay area who is interested in buying property in Vancouver.
We both lived in Vancouver in the 90s but left to work here in 1999.  We are both Canadian citizens.
 We came across your name from the internet as a expert in US/Canada real estate issues. 
Because we are not current residents of Vancouver, are there special issues that we need to consider in planning our purchase?

 The only thing you would need to worry about is spending too much time in Canada at your Vancouver digs. If you are here too much time, the Canadian authorities might take a run at you as a Canadian resident.  Goto www.centa.com and read the US/Canada Taxation section for an idea of the taxation issues.
 If you are just talking about buying an investment rental property, you will each need to file a Canadian rental tax return and then report the income again on your US 1040 Schedule E.
 Otherwise, buy anything you want and make sure you have a good rental agent if it is an investment.
 If you would like a realtor who is used to dealing with out of country buyers, let me know.  We have two associates with other companies who are very good with out of country people.
