QUESTION:
I am seriously considering purchasing a second home in Vancouver BC, but
plan to spend less than six months in Canada annually. Will I need to pay
duty on my household goods if I bring them to Canada? Is property tax and
mortgage interest paid in Canada deductable on my U.S. tax return? Most, if
not all of my income will be generated in the U.S.

david ingram replies:
American buyers are driving the Vancouver real estate market.
The mortgage interest and property taxes paid in Canada are just as deductible as if the home was in Mammoth or Palm Springs, California or Cape Coral, Florida, Rockwall Texas, or Coos Bay Oregon. .
Furniture taken to a seasonal home by a US resident may enter Canada duty free. However, you cannot sell it at a garage sale or trade it in. When finished with it, you must take it back to the USA.
You state that most of your income will be generated in the US. Unless you are talking about interest or dividends, please remember that you are not allowed to work in Canada without getting a working visa unless you have omitted telling me that you are a US citizen.
Please note that we are also a Real Estate office which specializes in out of country buyers and can help you with a purchase in Canada.
