I have never purchased any real estate, only leased. I would like to buy a 3
or 4-plex in the Vancouver area to have my tenants pay down my mortgage. One
of the units will be my residence. Is it possible to get a CMHC-backed
mortgage with a low down payment, say 5%? Any other preferable ways to
finance?

I don't know if CMHC will cover a 4-plex with 5% down. However, the best mortgage broker I know in Vancouver at the moment is Joan Marsh at (604) 535-9981
Do yourself a favour and get yourself pre-qualified with Joan BEFORE you go out and start looking.
Joan understands how to make your mortgage interest deductible as well or better than any one else I know.
