Quebec mortgage for non-res Canadian - ask an income

My question is: Canadian-specific
QUESTION: Hello,
I am struggling to get a mortgage to buy a home in Canada.  I am a =
Canadian citizen living overseas as a non-resident.  There is a home in =
Quebec I am interested in buying.  The realtor's mortgage broker has =
said he can't help me get a mortgage.  I have spoken to other realtors =
and brokers, (all out West), and they have said I can get a mortgage but =
that I would be subject to paying 35% down.  I can live with that if I =
have to but I am not sure why this Quebec broker says he can't help me.  =
Are the laws different in Quebec?  In reading a reply you sent to =
another person, you mentioned that one would need to find a realtor that =
is accustomed to dealing with non-resident buyers.  Do you have any =
contacts for such realtors or brokers in Quebec? I am planning to fly to =
Quebec to look at the house in a few days but if it is impossible for me =
to obtain a mortgage then there may be no point going.  If it is indeed =
possible, I will go and hope to sort things out later.  Can you help me =
with this convoluted question?  I will ask about tax issues later if =
indeed everything works out.  Thanks for your time.

When I was active in my Ottawa office, Quebec was no problem but like =
most westerners, Quebec peculiarities are best dealt with by people in =
Quebec or at least Ottawa.
However, I would start by calling one of the best mortgage brokers I =
know.  Joan Marsh of HLC (Home Loans Canada - a wholly owned subsidiary =
of the CIBC) is likely the most knowledgeable broker I have ever met.  =
Her business is National and she will have an associate in la Belle =
Province.  Call her in white Rock, BC at (604) 535-9981 - tell her (if =
she groans) that I gave you her name and she will find you the answer =
and I am sure can give you the name of a quality Quebec broker who can =
look after you.
