Subject: expat with bathroom troubles
Thanks David for your answer on our bathroom.  One question
however, is still outstanding:
When capitalizing something, what percentage gets deducted each
year:  eg: is it 40 percent the first year, 30 percent the next
etc.?
We cannot show a loss, so we will capitalize everything for our
bathroom repair that we do not need this year.  I am just
wondering how many years we drag it out over and how much we
allocated each year.

a bathroom, kitchen, or other remodel adds to Class 1 of the ACB
(adjusted cost basis) of the building.
>From that depreciation can be claimed on an annual basis but
Canada calls it capital cost allowance.
Class "one" is depreciated at up to 4% per year on a diminishing
balance.
In addition, only up to 2% can be used in the first year.
So, If you had a 10,000 addition, you could claim 2% or $200 the
first year and the next year you could claim 4% of the $9,800
left and so on.
Another wrinkle is that in Canada depreciation can NOT be used to
create or increase a rental loss.
This is different from the US return you will file where (using
form 4562) you MUST claim depreciation whether you want to or
not.
This creates an anomaly in the two reporting forms filed with the
different governments.  After a couple of years, the P&L forms (E
in the US and T776 in Canada) can look like two different
buildings because you keep on capitalizing things you cannot
claim in Canada and writing them off plus depreciation in the
USA.
