QUESTION:
I am a Canadian citizen, non-resident, who lives in Taiwan and owns a rental
condo in Vancouver. What papers would I have to file and what would I have
to pay in tax if I sold the condo? I have not lived in Canada for 12 years,
nor have I paid any tax to Canada since I left.

You should have been filing a Canadian non-resident tax return for the last
12 years to report the rental income under section 216(4).
If  you do not file these, the penalty on sale is 25% of the gross rent you
received plus penalties and interest.  In the right circumstances, these
could add up to a major part of the value of the condo.
Before you put the unit up for sale, you MUST get the returns done.  I would
be glad to help you. Tradit ionally, the CRA will only accept two years back
with expenses.
As I said We would be glad to look after them for you.  Section 216(4)
returns are due by June 30th so you have to move quicker, rather than
slower.
You should have a Canadian resident Tax Agent and have filed form NR-6
before you rented it and the agent should have filed NR-4 forms for you by
March 31st.
The "three" deadlines are:
1.	NR-6 by Dec 31st of the year for the next year.  In other words you have
to file the NR-6 (for each of you) by December 31st for the 2006 year.
2.	NR-4 by March 31st 2006 for the 2005 year.
3.	Canadian Section 216(4)return with form T776 by June 30th.
