QUESTION:
I'm a Canadian non-resident and my wife is Dutch. After living in Canada for
10 years, we moved abroad.She has lost her landed immigrant status I believe
(3 years). We've lived outside Canada for 4 years and wish to purchase 1.5
acres of land in Nova Scotia which will not be built on for another 8 years.
Any advice on non-residency status, joint ownership issues ??

It is too bad that she did not take out her citizenship before you left.
However, she is in luck. Your wife is still a permanent resident because she
is living abroad with a Canadian citizen spouse. I cannot stress enough, the
importance of taking out your Canadian citizenship as soon as one qualifies.
Unfortunately, the same is not true for a US green card holder who leaves
the US with a US citizen spouse.  The US green card holder does NOT
automatically keep their US status.
Although with more information, I might decide the ownership of the property
should be in one or the other name as opposed to joint ownership, it is not
likely. Joint ownership is the way to go.
Because costs increase so much over a ten year period, I would suggest
building a basic structure sooner rather than later and renting it out in
the meantime.
When you do come back, the basic building will be built and you can make
your add-ons, paint and decorate, but that basic building will be ready and
waiting at today's price.
