What a mistake.  Throwing in the info about the Waterfront Lots
for under $35,000 was not intended to get me inundated with
people wanting to know where.
I thought - maybe one or two.  What I was doing was sending out
info about the concrete house in Peachland.
However the waterfront lots are in Quesnel inside the city limits
but out on a beautiful spot on the Fraser River.
They are actually all UNDER $20,000 and FULLY SERVICED.

  This was interesting enough that I thought my readers would be
interested. Another project that has just come top my attention
as well is Waterfront and water view ;lits for sale within the
city of Quesnel for under $35,000 including all services.
  If you were looking for a unique setting for a vacation home

  Mayor Robert Harriman Plants a Tree to Officially Open
  The Home with a Difference at the Terraces of Peachland
  The BC Ready-Mixed Concrete Association (BCRMCA) was pleased to
receive local and regional VIP to check out the new building
blocks and technologies in residential construction at the Home
with a Difference located at Unit 138 – 5300 Huston Rd.,
Peachland BC.
  The 2,500 sq. ft., 3-bedroom showcase home is constructed with
ICF, a state-of-the-art wall system that results in an extremely
solid, highly energy-efficient and very comfortable home.
Insulating concrete forms (ICFs) are hollow "blocks" or "panels"
made of highly insulated polystyrene. They are stacked like
building blocks to form the walls of the structure. Reinforcing
steel is added and concrete is poured into their hollow cavity.
Together these well-known construction materials create a wall
system that offers superior insulation and solid construction.
  Mayor Harriman, who was raised in the building industry in
Ontario, was extremely interested in the new technologies on
display at the demonstration home.  His family ran a building
supply company and built single family home developments there
many years ago.  He suggested that “everyone in the valley should
make time to learn about the benefits of building with these
easy-to-assemble building blocks.”
  Eric Gerrits, President of the Canadian Home Builders
Association of British Columbia (CHBA-BC) was on hand for the
opening and enthusiastically encouraged everyone present to
consider the new building technologies.   Gerrits, a builder from
Summerland, says that he is a convert to ICF (Insulated Concrete
Form) construction and is currently building a home for a
naturopath client who wanted to use these new building blocks is
to keep the air inside his home as clean and free of pollutants
as possible.
  Building with ICFs has the additional benefit of superior sound
and fire resistant qualities. Since the Terraces of Peachland is
a gated community of duplex homes, sound attenuation and fire
resistance were key considerations for Terraces Builder Don
Owens.  Owens, an R-2000 builder with 15 years experience, says
that using ICF technology is the only construction that he has
found that immediately starts paying for itself the day you take
possession.
   “While a wood-frame home may retain its purchase value, the
cost of operation and maintenance can quickly run into serious
money, especially the cost of heating and cooling.  The ICF home
is the only construction that pays for itself and then starts
saving you money in the form of lowered utility costs,” says
Owens.
  Letters were received from Rick Thorpe, MLA and Stockwell Day,
MP for the region with congratulatory messages and indications of
their keen desire to see this type of building continue to work

  "There are a lot of advantages to having a home built with
concrete," says Carolyn Campbell, Executive Director of the BC
Ready-Mixed Concrete Association. "Lower energy bills, a
healthier living environment, and unlimited design possibilities
are just some of the excellent benefits from insulating concrete
form walls. And because they use up to 40% less energy than the
average new home in Canada, ICF homes are better for the
environment. Building homes with ICF is one of the ways that
Canada's homebuilding industry can help to meet the country's CO2
emission reduction targets."
  BCRMCA and their partners the Cement Association of Canada
(CAC), R-2000 Program from the Canadian Home Builders’
Association (CHBA-BC), builder Don Owens of Image Construction
Ltd., Plasti-Fabs Advantage Wall Systems and OK Builders Supplies
Ltd. will have experts available on site every weekend to answer
questions about the latest techniques in home building.
  The Home with a Difference at the Terraces of Peachland will be
open to the public Saturdays & Sundays 10:00 am to 4:00 pm June
14th to July 6th inclusive.
  Public Admission will be by donation of canned goods or a
toonie for the Okanagan Food Bank.
  The project is one of three ICF showcase homes, built to R-2000
standards that will be open to the public this summer.

  BACKGROUND
  ICFs -- Insulating Concrete Forms are hollow foam blocks or
panels, which are stacked into the shape of the walls of a home.
The forms are filled with reinforced concrete to create a solid
structure, sandwiching a heavy, high-strength material between
two layers of light, high-insulation foam. The resulting walls
offer solid construction that is resistant to rot while providing
a draft-free, quiet and comfortable living environment.   In
floor radiant heat provides even distribution of heat throughout
the house, and a heat recovery ventilation system ensures fresh
indoor air at all times.
  ICF construction gives you a solid concrete wall. No thin/thick
sections, just solid, uniform, insulated concrete walls with
standard rebar. Because ICF homes have no thermal interchange,
the temperature is consistent throughout the house and drafts are
significantly reduced for more comfortable living.  The bonus is
that energy savings in dollars over the long term will prove to
be quite substantial.
  When designing today’s new advanced concrete homes, builders
are using concrete’s energy efficiency to justify smaller heating
and air conditioning systems.  Concrete possesses a heat
absorbing property called “thermal mass.”  This means that
concrete absorbs heat and then releases it slowly, ensuring that
the temperature in a concrete home will be consistent, no matter
if it is day or night… summer or winter.
