QUESTION:
Hello
My self and my business partner are thinking about purchasing property in BC. It is currently comprised of 2 chalets with the land surrounding it capable of holding an additional 8 chalets which we hope to develop and have built. I would like to determine the Canadian tax implications of such a purchase. The chalets will be rented to third parties and then hopefully
sold in approximately 10 years time for a nice appreciated price.
Are there any opportunities to use an offshore, trust, etc structure to hold the properties thereby reducing the tax burden?
Thanks for your assistance.
Kind Regards,
Michael Donney

My advice is usually to just buy a Canadian rental property in your own name and be a non-resident owner. Protect liabilities with a killer insurance policy.
However, your partner and 10 rentals raises the ante for possible liability issues including the untimely demise of either of you makes a corporation on or offshore an easier item to handle for accounting and income tax.
A Bahamas corporation would owe no tax to the Bahamas but would owe tax to Canada and to Great Britain. You might just as well have a nice clean Canadian Company and bite the bullet. The foreign tax credits are easier with a Canadian Corporation.
We would be glad to help you with any part of it if the transction is in BC. We are a Real Estate company, Have Property Managemtn Associates, a lawyer with experience in international clients and can look after the accountingin such a manner that your UK accountants will be able to meld it into your Great Britain or United Kingdom finances.
