inherited house - 4 siblings - one loived in it - who

QUESTION:
My father passed away and left his house to me and my 3 siblings.  In 1999, he put all of us on title also.  My brother has been living in the house caring for my dad before he passed.  My question is:  Do we have to pay Capital gains and if so, is it calculated from when he passed away and at what percent do we have to claim.  Thank you for your help in this matter.

channel 10 in Vancouver.  I think from your email address, you are possibly in Vancouver and may want to phone in with the question.
If your father put your names on titles to make his passing easier paper handling wise, than it was still his house and was tax free up to the date of his death.  If He GAVE you all the house and you considered you owned a fifth (4 siblings and dad makes five), then any gain in value from 1999 would be taxable to you and two siblings and your brother (who lived there) and your father would have their share as a tax free capital gain.
If the former is the case and it was your father's hose, any increase in value form his date of death would be taxable to the three who are not living in it and tax free to your brother whom I presume is still in the house.
Only fifty percent of the gain is taxable however and it would be added to the top of your income.   Assuming that the gain was $20,000 each, $10,000 would be taxable and you would be paying from 23% (the lowest rate at under about $31,000) to 43% (over $103,000 or so.)
In other words:
if you were already making $20,000 and added a $20,000 capital gain, the tax on the $20,000 capital gain would be about $2,300
If you were already making $110,000 and added a $20,000 capital gain, the tax would be about $4,300 in most provinces.
