I would "NEVER" have thought of this. In my 39 years in this
business, I have never heard of, or thought of going directly to
the CRA (CCRA - Revenue Canada) to look at "their" figures.
Good on you Peter.
I mentioned Peter Whitely's name in the body of the original
answer. Peter is an above average commerical appraiser with
operations in the US and Canada. I am including his contact
numbers and information for anyone out there who needs a
commercial appraisal in BC or Washington State.

David,
Another alternative, and one that I would recommend, is to
contact the Vancouver CRA office Appraisal Section and ask for
access to their data bank. It comprises ring binders with data
sheets and black and white photographs of sales that occurred
during that time frame. Your questioner should be able to get a
pretty good "without prejudice" idea by themselves, of what
similar houses and lots were selling for at that time. The
current manager is John Weldon and since I used to work there
with John, my name should still be worth something !

Peter Whiteley

My question is: Canadian-specific
QUESTION: Hi, I have a house that we bought in 1960 and lived
in until 1975. From 1975 onwards, we rented it out. We sold the
house last year and I need to get the Cost Basis to figure out
the Captal Gain I need to claim. I got the assessed value from
the Vancouver Archives, but was wondering if there is a more
accurate/better way of finding out what houses sold for back
then. I remember that for the longest time, the assessed values
were much lower then the actual sale price of homes. Thanks.

david ingram replies:
As a do-it-yourselfer, you can go to the Vancouver Public
Library and go through the microfiche rolls of the 1975 houses
for sale ads.
Otherwise, find a realtor's office in your area and hope they
still have their old 1975 listing books . I actually found my
old 1975 listing book for West Vancouver the other day. I still
hold my Real Estate licence which I first took out in November,
1965 with Block Brothers Realty.
I will put this on the list and maybe - just maybe a realtor
subscriber will come forward with the information. I will pass
his or her name along to you if so.
And last but costly would be to phone an appraiser like Peter
Whitely or Cunningham Rivard and pay for an appraisal for that
time period. It is not hard to do for the land value but the
building condition is up to your description.
Hope this helps.
