When is real estate commission deductible when American (US) resident sells former home - real estate - house in Alberta Canada

My question is: Canadian-specific

QUESTION: I built a house in Alberta in 1990 as a prinical residence. Moved
to the US to work and rented it out. For capital gains is the real estate
agent commission deductible from the calculation. For example 1998
crystalize principal residence at 200,000, since then property to be sold
for 300,000.
Real estate fees appox 15,000. Is capital gains 100,000 or 85,000? Yearly
rental expense deducted ie taxes, interestm maint, etc...

US citizen, resident of Canada, owns sole proprietorship in Canada

QUESTION:

I'm being asked for EIN or TIN or SSN (I have the latter) on a fw-9 form. From what I've been able to understand, it looks like I'm exempt from withholding. But do I give them my SSN, my Canadian Business License number or apply for an EIN or TIN? I always declare the US-sourced income on my Canadian tax return.

Canadian citizen-green card in us for 36 years I-131

QUESTION: mom is in canada and just got robbed and brutilized and I woud like to live with her for as long as I can and then go back to us and work at my job who will have me back next year.So I am thinking of going as long as I can without casuing probelsm..is it less than six months? How long can I do this? My daughter does not have kids yet but will and then I would like to live with my daughter and in a granny unit of a house that she has not bought yet..maybe four yeasrs down the road or???open to time frame. My mom has somewhat of a support group in canada, Saskatchewan...but family round is the best. Of her estate, cash, mut funds, cds etc and a home about 90k, how should she leave me money so that I will be taxed on that minimilley. I will recieve about 750/mo soc sec if I quit work in four years when I am 62...would like to work ..

IT consultant with Toronto Corporation wants to work on TN in San Jose, California

QUESTION: Hi, I am an IT consultant incorporated in Toronto. Now I am
offered by a US company for a corp-to-corp 9 month contract in San Jose. I
may need to spend the first 1 month in US. Then I can work remotely from my
Toronto home office. I am a Canadian citizen. I know I need to apply for TN
visa for this. Here is my question:
1. Is it legal for me to pay my wife as my office assistant? She is a landed
immigrant of Canada. She will not travel to US.
2. If the answer to the first question is yes. Then should she file US tax?
3. What kind of US tax I and my corp need to pay?

Having taken my second Saturday off since Xmas and gone fro a 3 hour bike ride (two bridges) around Vancouver from 11:00 to 3:00 (well, we did stop to eat) today when the thermometer hit 38 degrees celsius (over 100 F) I came home to find three versions of this in my mailbox. I was out there trying to get in shape and only stopped once going up the rather smallish hill on the Burrard bridge. Leaving and renting your house while gone. T776 - NR-6 NR-4 -Sec 216(4) tax return ACB - section 45(3) non-resident issues - dee

QUESTION: I will be leaving the country for 2 years to work overseas. Given the quickly rising home prices in Calgary, I wanted to buy a home before I leave. When I return in 2 years this home will become my principle residence but for the next 2 years I will rent it out. Can I deduct mortgage payments as a rental expense for the next 2 years before it becomes my principle residence? Also, if I renovate parts of the home and replace the appliances immediately so the renters benefit from them for the next 2 years, can I deduct these expenses or a portion thereof?

Pulling equity from rental for primary for tax deduction

QUESTION:

I believe the interest on the mortgage of a rental property is a tax
deduction whereas your principle residence is not. My question is if you had
'extra' equity in your rental property either from mortgage pay down or
increase in market value, can you (from a legal tax point of view)
re-mortgage, pull as much of the equity out as possible and put it against
your principle mortgage thereby reducing your non-deductible interest and
increasing your deductible interest?

Waiting times to immigrate to Canada

QUESTION: Have made an application 18 months ago under the skilled worker category with the London Visa Office an am continually monitoring the CIC web-site to view status and application waiting times. I am frustrated to see that these projections are increasing mainly due to my age as I am now 41 and worry about what age I may be if or when residency is granted. Are there any other routes that could be considered i.e. Is it possible to employ the use of any legal organisation to attain work placement and handle the legalities of attaining some kind of temporary work status so as may try to build some foundation for permanent residency. If so can you inform myself of any that you have positive experience of and would recommend. Obviously any other advice would be greatly welcomed as I do want jeopodize the progression of my current application, many thanks and regards.
